Scope:
Reporting to the Operations Manager, the Operations Supervisor will be responsible for the supervision of staff and operation of mechanical, electrical and HVAC building functions of the WaterPark Place and 60 Harbour making up 1.7 million sq.ft office and retail.

Responsibilities:
Supervise and assist Building Operators in the performance of the preventative maintenance program for the building equipment utilizing the ‘Angus Anywhere’ system

Review building systems to ensure equipment is operating efficiently to keep utilities cost in line or reduce

Ensure regular ongoing commissioning of systems and equipment is completed by Operations staff

Ensure that proper daily inspections and tracking logs are maintained for building equipment

Ensure timely response and resolution of all tenant requests through the 310Maxx system and act as liaison with Tenants on mechanical or HVAC issues or concerns

Develop work plans and development strategies for Building Operators

Assist in the review of Tenant construction with Construction Manager and review and monitor construction progress

Assist Security in the maintenance and operation of the Building Life Safety equipment and system

Assist and participate in the Joint Health & Safety Committee and ensure that workplace safety systems are in place and are compliant with OHS Act requirements

Work with Operations Manager in preparing annual budgets for the site

Assist with annual capital projects, attend meetings, review drawings and scope of work, complete project approval process

Participate in sustainability and Smart Building plans to see they are in line with corporate direction

Assist in renewal of contract and agreements of vendors, such as House Keeping, Window cleaning, Landscaping and Security.

Understand Base Building networks and systems to manage vendors systems and telco providers

Qualifications:
BOMI SMA/SMT designation

Enrolled or completed FMA/RPA designation

Completion of BES Class I & II certification

Minimum 5 years operational and supervision experience in Class A office towers

Familiar with all facets of DDC BAS systems and controls

Extensive knowledge of Building HVAC, plumbing, electrical and Fire & Life Safety systems

Strong communication skills and capable of supervising all direct reports and staff

Proficient in computer skills, Microsoft Office, Word & Excel
