The Commercial Real Estate Manager, under the direction of the CEO, is a growth role where manager can grow and develop skills in developing and managing high quality of commercial property. Accordingly, the manager role is responsible for expanding and maximizing the value and performance of commercial real estate assets of the Lone Tree Inc. companies and related investor group. In addition, the successful candidate will be responsible for achieving strategic growth objectives, development and execution of exceptional leasing, property, and facility management processes and systems while shouldering a diverse range of responsibilities, including establishing best leasing and facility management practices, assisting acquisition and / or development of assets, fostering positive tenant relations, overseeing facility maintenance, and managing financial performance.

The candidate will be responsible for marketing and leasing vacant spaces, maintaining high occupancy rates, and complying with all relevant laws and regulations. In essence, a manager’s responsibility is to ensure Stranville Developments operates as an industry leader in creating favorable environment and high value proposition to both property owners and tenants, ultimately driving the success and profitability of the commercial properties for all stakeholders.

Key Duties and Responsibilities:

Real estate development and growth:

Establish value propositions and strategies for each project that provides greatest value for all stakeholders. Initiate, assess and manage any development projects related to the portfolio.

Leasing:

· Management:Overseeing, managing all existing and new leasing strategies and agreements to ensure greatest value for tenants and optimizing long-term value of each property.

· Marketing and leasing: Develop and implement effective marketing strategies to attract new tenants, negotiate lease agreements, and maintain high occupancy rates.

· Tenant Relations: Establish and maintain positive relationships with tenants, promptly addressing their concerns and resolving any issues.

· Rent Collection: Ensure timely rent collection from tenants, following up on late payments, and initiating legal action when necessary.

· Market Analysis: Regularly analyze local commercial real estate market trends to inform leasing and investment decisions and maintain the property’s competitive edge.

Property management:

· Maintenance: Oversee the maintenance and repair of commercial properties, supervising in-house maintenance staff and coordinating with contractors and vendors to ensure timely completion of work.

· Contract Management: Negotiate and manage contracts with third-party service providers, such as landscaping, cleaning, and security companies, to ensure optimal service levels and cost efficiency

· Inspections: Conduct regular property inspections to assess the condition of the property, identify potential issues, and ensure compliance with health and safety regulations.

Facility development:

· Property Improvement: Evaluate and recommend property improvements and capital expenditures to enhance the value and appeal of the property, while managing the execution of these projects.

· Development:Develop long-term facility development and facility maintenance plans to enhance assets market presence and long-term optimum value of each property.

· Risk Management: Identify potential risks and liabilities associated with the property and implement strategies to minimize exposure.

· Compliance: Ensure compliance with all relevant laws, regulations, and industry standards, as well as the terms of lease agreements and property owner policies.

Financial oversight:

· Budget Management: Develop and manage property budgets, monitoring expenses and identifying opportunities for cost reduction.

· Financial Reporting: Working with the internal accounting team, prepare and present accurate financial reports, including income statements, balance sheets, and cash flow statements, to property owners and stakeholders.

Staff Management: Hire, train, and supervise property management staff, fostering a collaborative and high-performing work environment.

Education, Skills and Experience:

· Preferred: five years of experience in real estate leasing, facility development or management, or related managerial & operational roles.

· Preferred: Minimum 3 years of experience with financial and operational practices related to real estate industry (commercial, mixed use, industrial)

· Preferred: Licensed as a property manager or related credentials and skills.

· Detail-oriented and excellent customer service skills.

· A well-defined sense of diplomacy, including solid negotiation, conflict resolution and teamwork skills.

· Ability to identify issues and suggest potential solutions.

· Ability to remain calm and poised in urgent situations.

· Capacity and skill to develop and grow personally as portfolio grows.

· Demonstrated ability to build and maintain lasting working relationships as part of a small team.

· Demonstrated ability and experience to review legal contracts and documentation.

Licenses & Qualifications:

· Clean Criminal Record

· Valid Driver’s License and provision of Driver’s Abstract will be required

· Safety Training highly preferred; WHMIS, First Aid, etc.
