The Opportunity:

As part of the Workplace Services organization, reporting to the Director, Real Estate Programs, the Real Estate Programs Manager is responsible for overseeing all real estate mergers & acquisitions due diligence and post-acquisition integration activities as well as manage all transactional activity for the Americas portfolio and act as a leadership resource in several other key areas of the real estate function.


You Are Great At:

This role requires close interaction with Facilities Operations, Corporate Development, IT, Human Resources, Finance, as well as other corporate functions. The candidate will be called upon to interact with senior individuals in all functions and must have the business acumen and communication skills to be successful in this environment.

  • Key resource for M&A due diligence activities as they relate to real estate and facilities:
    • Develop relationships with Corporate Development leadership team and due diligence M&A primes from all functional areas
    • Work collaboratively with other due diligence leads to develop good, sound understanding of the targeted assets operating models as they relate to real estate & facilities
    • Review all pertinent due diligence materials, including high-level abstracting of all facilities leases
    • Identify & flag potential areas of concern for real estate & facilities
    • Attend due diligence calls, follow-up to track down missing information, address questions etc.
    • Development integration strategy including identification of office consolidation opportunities, build & maintain savings model and plan, manage plan changes including executive approvals etc.
    • Responsible to coordinate post-acquisition integration planning activities
    • High level oversight of facilities plan execution activities etc.
  • Manage all Transactional activity for the Americas office real estate portfolio:
  • Monitor and manage all critical dates associated with America’s portfolio to ensure they are actioned appropriately
  • Work closely with facilities ops team and business leads to understand office requirements, business needs and align with negotiations efforts
  • Work closely with Real Estate Service Provider to review market trends and establish strategy for subject transaction/project; oversee all marketing activity pertaining to disposition projects
  • Prepare thorough and sound recommendations, summarizing transaction terms for requisite approvals in accordance with company A&A Policy
  • Manage negotiations for all transactions with help of Director and legal counsel to secure most favorable lease terms, in accordance with corporate, business, and legal terms and requirements
  • Provide leadership and support to overall real estate function with other tasks as required:
    • Develop, maintain relationships and leverage 3rd party advisory sources to support overall performance of the real estate function
    • Key resource for development and implementation of real estate benchmarking initiative
    • Key role in supporting executive reporting enhancement initiatives including capacity reporting, lease transactions pipeline (as it relates to new lease accounting requirements), capital and operational expense forecast and tracking etc.
    • Lead all Canada and US lease audit activities
    • Work closely with Real Estate & Facilities colleagues supporting EMEA & APA


What It Takes:

  • Microsoft: Outlook, Word, Excel, PowerPoint
  • 8-10 years’ experience in corporate real estate environments. M&A experience would be an asset
  • Strong negotiations skills; solid understanding of office leases and commonly used clauses
  • Familiarity with working in a global environment
  • Strong interpersonal skills and ability to build internal relationships
  • Excellent writing & editing abilities
  • Excellent communications skills
  • The ability to plan, collaborate, compromise and meet deadlines
  • Willingness to work both independently and as a member of a close-knit team
  • Strong lease abstracting and analytical skills
  • Strong budgeting and reporting skills
  • Ability to learn new software applications
  • A Bachelor’s degree or College diploma in Business is preferred
  • Formal education may be supplemented by direct working experience and knowledge
  • Nice to have
    • Lease administration software: Centerstone/Manhattan (IWMS)
