About Oakridge Park

A visionary mixed-use re-development of the previously existing Oakridge mall located on a 28-acre site in Vancouver, British Columbia, this development consists of over 5 million square feet of mixed-use density, organized around a 9-acre park. Oakridge Park is a multi-phased development that includes residential, office, retail, civic uses, public realm, and park space above a consolidated below grade parking garage. The redevelopment will be carried out in two phases, with Phase 1 completing in 2024 and Phase 2 in 2028. When completed, the Oakridge Park project will create a new vibrant cultural hub that incorporates retail featuring the world’s most distinguished brands, offices for approximately 3,000 professionals, residential of over 3,000 homes for nearly 6,000 residents, cultural areas & activities, civic uses, and a new nine-acre landscaped rooftop park. All the buildings on the site will meet the City of Vancouver Low Emission Green Building Policy Target and Low Carbon Energy System Target.


Role Description

TheProject Manager, Mechanicalis a key role in driving the design, procurement, and execution of the mechanical scope on the Oakridge Park development. The role will report to the Senior Project Manager, MEIT and will be located at the development site office. The PM will be directly responsible for providing technical leadership, and for the successful delivery of the mechanical scopes (including HVAC infrastructure, plumbing, controls systems, etc.) in all built-environments at Oakridge, while ensuring cross discipline coordination.


The role includes responsibility for managing system design, costing, procurement, construction, testing, commissioning, operational implementation, post-construction warranties, and ensuring that the project goals and objectives are met or exceeded. This position will join the Digital Buildings’ MEIT Team on Oakridge and work alongside the Electrical PM and Building Systems & Technology PM to ensure all scopes are executed in a coordinated manner. The PM will cohesively work with QuadReal’s project development, leasing, operations, and joint venture ownership stakeholders across all asset classes within the development (parkade, retail, strata & leased office, strata & leased residential, and public realm). The role will include managing various partners involved in MEIT works such as architects, sub-consultants, general contractors, master system integrators, sub-contractors, vendors, and product manufacturers. The PM will also be involved in pre-construction activities for future project phases, providing critical technical input and guidance on matters related to mechanical design completion, design coordination, risk assessment, risk mitigation, and procurement.


Key Roles and
Responsibilities

  • Work with all project stakeholders to realize the successful design, procurement, construction, and commissioning of the mechanical systems at the Oakridge Park project – achieving results at, or ahead, of budget & schedule goals, and always acting in the best interest of QuadReal, of its clients, and with a fiduciary mindset

  • Develop and maintain strong working relationships and professional communication with general contractors, construction managers, consultants, MEIT sub-trades, and other vendors

  • Take ownership and be actively involved in review, analysis, and management of; GMP and/or Fixed Price contracts with general contractors (and associated trades), various cash allowances, adherence to scope, exclusions, qualifications, etc. to ensure cost certainty, and to align with budget and schedule

  • Create relevant agendas, lead project coordination calls & vendor workshops, participate in various reoccurring meetings, and lead ad-hoc meetings as required (virtual and on-site) - conducting site-walks as needed

  • Meet with Oakridge Park project leadership team regularly to present design & budget updates, contract status, construction progress, and cost monitoring & tracking reports – setting clear expectations, and ensuring that deliverables are met

  • Continuously identify value engineering opportunities and innovative solutions to meet or beat budgets and schedule requirements – while not compromising the desired project outcomes

  • Review, analyze, and manage design changes / contract change orders and agreement amendments (and other procurement requirements as needed), in accordance with internal MEIT processes and workflows, aligned with the change process on the overall project

  • Adhere to and support MEIT Project Coordinator in relevant document management practices (drawings, contracts, correspondences, change documentation, etc.)

  • Maintain active involvement in the process of contractors & consultants’ monthly billings and payments tracking / approvals

  • Participate in any pre-construction works for future phases – design, budgeting, and technical input & guidance

  • Close out the project in a timely manner with successful completion of testing and commissioning, warranties, deficiencies rectification, and obtaining operations & maintenance documentation along with extra materials for turnover to Property Management

  • Support tenant coordination and leasing teams for delivery and turnover of the premises and to obtain tenant sign-off

  • Other duties as required and assigned from time to time


Related
Experienceand Qualifications

  • Minimum 7 years of mechanical system project management experience on large-scale, complex, multi-phased, fast-track projects

  • Additional experience with electrical, ICT, and other building systems would be considered a strong asset

  • In-depth mechanical construction experience with a proven track record of successfully delivering high-quality mixed-use projects from inception to completion – on time and within budget

  • Strong understanding of MEIT & controls; design process & optimization, trade procurement strategies, construction management, integration, and testing & commissioning requirements

  • Knowledge, understanding, and experience managing CM @ Risk GMP and/or Stipulate Sum prime contracts with general contractors

  • Ability to evaluate change pricing and with market knowledge on material pricing and labor estimates

  • Established relationships and network within the industry, including suppliers, manufacturers, authorities having jurisdiction, design consultants and engineers to facilitate successful execution of the project

  • Knowledge of local building codes and by-laws, sustainability principles, and real-estate development & construction processes

  • Field experience working in construction, consulting, or sub-trade firms an asset

  • PMP, GSC or other management and engineering related certifications, diplomas, and/or degrees an asset

  • Experience in design-assist, design-build or P3 projects is an asset

  • Experience working on large real-estate development projects, with multiple stakeholders is an asset
