The Opportunity:

Located in Toronto, Ontario at 99 Gerrard West, the Leasing Consultant will report to the Manager, Leasing & Resident Experience, and is responsible for the successful lease up of 99 Gerrard West, a new-to-market rental development offering 275 luxury rental suites with market leading amenities.


The successful candidate will demonstrate strong relationship building skills, a passion for the project and the immediate market, and the ability to build value around the lifestyle proposition offered at 99 Gerrard West. A passionate people-person, the candidate will build lasting relationships, be diligent in responding to leads and follow ups, convert prospects to lease signings and manage detailed tracking that reports on the success of leasing activity. Additionally, the Leasing Consultant is responsible for ensuring exceptional execution of resident relations and engagement programs, including supporting the Manager with the planning and execution of resident appreciation touch points and events.


What you will do:

Marketing and Leasing

  • Market and show available suites to prospective residents, and manage the presentation of application forms to Property Management for approval
  • Work closely with Marketing Team to update advertising and media channels, promotional programs and signage for the property
  • Maintain the customer database and ensure that all leads are responded to, and all traffic documented appropriately
  • Maintain a comprehensive knowledge of product, including availability of suite types and layouts, common areas and amenities of the building and value-added services provided, and act as a resource interdepartmentally as a subject matter expert on the property
  • Communicate and work with Property Management to ensure suites are delivered on time and as promised, and conduct move-in inspections and orientation with residents
  • Maintain a working knowledge of competitive buildings and conduct regular market surveys of these properties
  • Provide feedback and recommendations on rental rates, promotions and overall market conditions with a view to maximizing revenue at the property. Provide detail on leasing activity, prospect feedback and other relevant leasing insights that impact marketing efforts.
  • Establish and maintain relationships with community organizations, including local businesses that may add value to the resident experience or result in increased traffic to the property
  • Other duties as required


Resident Relations and Customer Experience

  • Build-on and maintain the relation developed throughout the initial leasing process, through to move-in. establish regular communication with new residents ensuring a seamless move-in experience
  • Support with resident engagement and retention events and activities at the property as required
  • Other duties as required


Reporting and Administration

  • Report on vacancy, traffic and other metrics on a weekly basis
  • Diligent entry and tracking of leads into BentallGreenOak CRM database
  • Ensure accuracy in completion of all leasing documentation, including application forms, Tenancy Agreements, renewal agreements and other supporting documentation
  • Other duties as required

Qualifications:

  • Experience – 3+ years’ experience in customer service, preferably in hospitality, experience-based retail, residential property management, , seniors housing, real estate sales or marketing
  • Education – High School diploma supplemented with post-secondary courses in Business or Real Estate Administration
  • Real Estate License– not required for this position
  • Relationship Skills – Excellent oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships with prospects, residents and internal staff
  • Organizational/Multi-Task Skills – Ability to allocate one’s time effectively, work under pressure and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes; ability to use initiative and self-managing skills to work independently with minimal direction and respond effectively to issues that arise
  • Computer Skills– Advanced skills in Excel, Word, Outlook and comfort in learning and working on new technology platforms. Experience in Yardi preferred, but not required
  • Availability- Flexibility in hours. Evening and/or weekend work required
  • Knowledge – Complete understanding of all applicable laws, legislation and rights concerning resident/landlord relations. Willingness to learn and diligently adhere to if not already proficient
  • Police Clearance – A criminal verification check is required for employment
