ABOUT FORT MCKAY

The Fort McKay First Nation (FMFN) is composed of over 800 band members, including those of Cree and Dene heritage, with approximately 400 members residing in the hamlet of Fort McKay — a community located approximately 65 km north of Fort McMurray. Fort McKay offers the best of both worlds: remote northern life for the nature lover and proximity to a large city of about 70,000 people with all the amenities you need.

ABOUT THE ROLE

We are seeking a motivated and multitask-oriented individual who is flexible and works well in a team environment to fill the position of Housing Manager. The Housing Manager is responsible for all administrative and management functions of public housing operations within the First McKay First Nation (FMFN). The Housing Manager oversees and co-ordinates leasing, new construction, accounting, maintenance operations and improvements of residential properties in Fort McKay. This individual must be able to interact with staff at all levels in a fast-paced environment, while remaining flexible, proactive, resourceful, and efficient. This is a full-time salaried position based on seventy-five (75) hours bi-weekly.

KEY RESPONSIBILITIES

Primary responsibilities include, but are not limited to:
Communicate regularly with tenants on issues affecting their property
Maintain an accurate inventory of rentable space and market all vacancies
Manage rent collection and develop policies to deal with and minimize arrears
Process applications for housing improvements and repairs and communicate outcomes with tenants
Ensure that properties are properly maintained and compliance with applicable codes/bylaws
Handle breaches of tenancy and leasehold agreements
Prepare, review and manage annual budgets and report on monthly budget variances
Build and maintain good tenant-owner relations
Propose and discuss possible renovations or improvements with the property owner
Deal with tenant and owner concerns such as parking, heating, maintenance, security, insurance, rent payments and the enforcement of rules, regulations, and by-laws
Inspect each property with a focus on risk management
Obtain quotes or bids from contractors for repairs, renovations and maintenance
Ensure that work has been satisfactorily completed and approve invoices
Administer and maintain records of damage and security deposits
Initiate and administer insurance claims with insurers based on policy
Review the property insurance policy annually and recommend changes as needed
Review engineering reports and plans as required
Other duties shall be assigned as required

KEY REQUIREMENTS

Bachelor’s Degree in Public Administration, Business Administration, urban planning, or other related field
Education or experience in Social Work or a related human/social service field is considered an asset
Certified Property Manager (CPM) designation preferred
A minimum of five (5) years extensive experience in the housing or real estate industry
Knowledge of Alberta’s Residential Tenancies Act
Proven experience in property management, customer service and strategic planning are considered assets
Working knowledge of Microsoft Word, Power-point, Excel, Internet, Wire Services, Media Monitoring Software, and other public relations tools
Extensive experience in computer-based applications including Microsoft Office, Property Management Software Packages, Computer Aided Drafting Software and Maintenance Management Software
Must have a valid Driver’s License and obtain a clean driver’s abstract
Some travel may be required (i.e. trade shows, events, meetings, training)
Experience working with Indigenous communities an asset
Ability to speak either Dene or Cree language an asset
