Position: ESTIMATOR/PROJECT MANAGER

Reports To: Owners, Operations Manager, and Chief Financial Officer

SUMMARY

Responsible for providing estimates for residential, commercial, and industrial construction projects, primarily for the Northwest Territories with ability to support office on Vancouver Island, BC. Prepares and analyzes project budgets and spending. Provides project management services for new jobs and jobs currently under construction when required.

PRIMARY RESPONSIBILITIES

  • Estimator
  • Coordinates with department personnel to assist them in establishing the project scope and standards of construction projects.
  • Assesses scope and location of the job.
  • Makes site visits as required.
  • Estimates equipment, manpower, cost of project, and materials required to accomplish each project.
  • When acquiring sub trades estimates, ensuring at minimal, 3 estimates are received.
  • Establishes the estimated completion rate and progress, this will include the necessary reimbursements for bad weather conditions and other unpredictable events as CCNs.
  • Makes sketches or blueprints to detail work to be accomplished.
  • Assists in the establishment of job priorities based on general guidelines.
  • Inspects job sites to determine scope of work required to complete the project.
  • Calculates the final figure of the cost that will have to be incurred to present a necessary tender price with confidents, accuracy, and efficiently to allow for a minimum of 2 days prior to submission for review by others.
  • Able to read and understand blueprints and discuss them with the site manager and the client.
  • Identifies areas of possible cost savings and brings them to the attention of the Owner.
  • Project Management
  • Plan a construction project and prepare a construction schedule
  • Review a project and/or schedule and identify areas of potential concern early on, work to alleviate or mitigate them right away.
  • Work with the Field & Shop Leads to get the project completed on schedule.
  • Process contract drawings and specifications and ensure that the building is built in accordance with these documents, while maintaining an accurate drawing log.
  • Process changes, including contacting the subcontractor for pricing, checking subcontractor quotations to ensure that they are complete and reasonable, and itemizing changes and presenting them with confidence that the pricing is in accordance with the changes & approval in place prior to proceeding.
  • Prepare and administer Contract Documents.

JOB DESCRIPTION

  • Close a project out with the necessary paperwork for insurance, warranty, certificates’ of substantial completion, holdback and release of holdback.
  • Meet with Owners and Architects/Designers in a professional manner and can communicate effectively both the concerns and best interests of the company.
  • Ensure contract documents are issued in a timely manner. Process trade contracts or purchase orders in accordance with the budget. Issue Owner and Trade change orders as required.
  • Instill a positive working relationship with the Owner and Architect to ensure repeat business.
  • Work in conjunction with the Project Administrator to generate invoicing and ensure payment is timely, with no more than 30 days between invoicing on a project.
  • Monitor a project’s material and labour costs and ensure accurate quality reporting is being conducted.
  • Confidence in reading, interpreting, analyzing and forecasting a project’s cost reports and determine the status of the job in terms of schedule and costing.
  • Be aware of unit costs and monitor and compare daily progress on site with that of the project’s budget.
  • Ensure companies Health and Safety program is implemented, understood, and used on site.
  • Conduct project meetings bi-weekly or monthly as needed, including H&S meetings
  • Work with Administration for hiring needs, including preplanning sufficient labour for projects in advance and selecting candidates for hire upon receiving a pool of pre-screened applicants
  • Coordinate, manage and communicate with all subcontractors and effectively deal with problems such as delivery, labour, schedule and payment disputes.
  • Collaborate with team in BC and NT for efficient use of resources.
  • Maintain confidence and confidentiality of documents, financial information, and company status

KNOWLEDGE AND SKILL REQUIREMENTS

  • General Knowledge of general finance, accounting, budgeting, and cost control principles.
  • Knowledge of WSCC and Workplace BC regulations
  • Working knowledge of short and long term budgeting and forecasting, budgets, and job profitability analysis
  • Experience overseeing construction projects.
  • Computer knowledge and Experience with Digital Server, Cloud Based Software including Estimating software & Project Management Software, such as Sage 100 Contractor or Sage 300
  • Determined to use cloud based management system and digital time program.
  • Determined to develop budgets and keep them up to date during a project.

WORKING CONDITIONS

  • Willingness to work a flexible schedule as work requires some overtime including weekends
  • Primary location is in Yellowknife, Northwest Territories with opportunity to work from Nanaimo, BC and managing projects based on award at either locations.
