Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal. If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.

Based in Calgary, the Co-op/Intern, Valuations will report to the Manager, Valuations, and support QuadReal’s Valuations team in all aspects of valuation, including financial modeling, research and analysis, and reporting for the land-lease portfolio. During this Co-Op/Internship, you will gain hands on knowledge of business operations, processes and objectives which will help you foster a strong foundation in the real estate sector. This team is responsible for the facilitation of internal and external valuation of real estate assets of BCI and liaises with asset management, property accounting, management groups and third-party appraisal firms.

What You Will Experience:
  • Liaise with accounting, asset management, investment, development, and business operations to gather data for quarterly valuation updates
  • Analyze property operating budget and financial statements
  • Create and update stabilized Cash Flow models
  • Analyze various inputs that have an impact on values, such as rent roll, operating expenses, capital expenses, along with leasing and investment assumptions.
  • Assist in the preparation and coordination of both the internal valuation and external appraisal processes, formatting and distribution of quarterly portfolio valuation summaries, individual property valuation summaries, various reports, and meeting minutes
  • Analyze and explain variances between quarterly value conclusions
  • Review third party appraisal reports and provide documented feedback to external and in-house appraisers.
  • You will work on a special project with the valuations team to form a comprehensible database and data visuals for the use of key stakeholders.
What You’ll Bring:
  • Currently enrolled in an academic program preferably in Real Estate, Finance, Mathematics/Statistics, Computer Science or Economics. Working towards CFA or AACI is an asset.
  • Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.
  • Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.
  • Must have advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus. Prior coursework utilizing Business Intelligence tools and data querying is an asset.
  • Previous experience working with a real estate company (asset manager or developer), real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable. A strong interest in developing a career within real estate is essential.
