Tec Investment Properties Inc. is currently recruiting for a Building Operations Manager. The Building Operations Manager is accountable for overall building operations, as well as for public safety for The Enjoy Centre Complex and Sturgeon Industrial Facilities. This position is responsible for monitoring and maintaining the building systems including HVAC, refrigeration, electrical, mechanical, and fire & security systems.

Duties Include:

• Manage the staff employed or contracted to the Operations Department
• Create and maintain an annual maintenance calendar of building systems (heating, electrical, mechanical, cogeneration, and security)
• Operate and monitor 265 KW cogeneration plant, 127 TR chiller plant, as well as two 750 KW boilers in accordance with the design intent of the systems
• Operate and monitor roof top units, heat pumps, cooling tower, fan coils, and refrigeration racks.
• Facilitate annual inspections and proper compliance of life safety systems.
• Operate building PLC Systems – Trane Controls & Argus Systems
• Operate building access & security system - Lenel OnGuard
• Maintain and repair greenhouse mechanical systems- i.e., hanging basket conveyor and sub-irrigation pumps and valves.
• Perform routine equipment maintenance tasks and update maintenance records
• Manage maintenance contracts.
• Maintain an inventory of supplies and equipment

• Assist in preparation of Capital Expense Requests and prepare and manage Purchase Orders.
• Set and communicate policy to department staff and tenants regarding Building Operationsprocedures and systems
• Supervise work of tenant contractors working in the building

• Respond to tenant requests and perform or assign work
• Respond to emergencies such as power failures, flood and fire

Requirements:

• Minimum 5th Class Power Engineer Certification (4th Preferred)

• Knowledge of building HVAC systems, cogeneration, refrigeration, and electrical.

• Experience with building PLCs.
• Basic understanding of environmental health and safety legislation
• Valid driver’s license
• Excellent communication and interpersonal skills
• Mechanical aptitude and problem-solving skills
• Ability to interpret building construction drawings
• Availability to respond to alarm and emergency calls
• Able to lift 20kg, do stairs, climb ladders, etc.
• Forklift, scissor lift, and skid steer experience.
• Previous supervisory experience preferred
• Fall Arrest, EWP, Confined Space, First Aid, Lift Truck, Skid Steer and Fire Extinguisher certificates are an asset.
