**$120,000-145,000 depending on experience**
The Construction Project Director will act as the Owner’s (SSP) on-site liaison for individual and multi-unit restaurant development programs located within major airport(s) in North America. This position will require full-time, in the field oversight of the construction for one to a dozen or more restaurants at one and sometimes multiple sites, on a weekly basis.
Act as the SSP single point of contact for the delivery of the project or program during the construction phase of the project delivery process.
Work closely with the Vice President of Design during the Construction Documents phase of the project to ensure constructability and adherence to budget.
Ensure compliance to construction documents and specifications on the part of all contractors and vendors providing services to the construction project.
Assist in developing cost estimates to achieve accurate cost plans at each stage of the development of the concept. Assemble final costs for corporate approval including through the bidding process.
Establish and manage communication protocols with all internal and external parties.
Develop meeting schedules and communication directories.
Act as the key liaison with the SSP team and key outside stakeholders for all construction-related issues.
Develop, review and monitor the program schedule with the general contractor and SSP team to ensure expectations are achieved.
Develop and manage the delivery process, including agreement of the change order protocol, with all project team members.
Manage and supervise the collection of data related to the delivery co-ordination, hand-over, punch-listing and close out process.
Advise upon any procurement opportunities and potential supplier capacity issues.
Facilitate progress updates with SSP appointed contractors and suppliers.
Report on any issues with the supply chain and develop solutions locally and manage out issues.
Manage data around any risks to the project.
Maintain and own the issues log.
Ensure that all the necessary SSP requirements are fulfilled in the completion of the punch-listing process including resolution of defects and all required re-inspections.
Compile and issue post contract reviews.
Attend site survey/ scoping meetings to understand the proposed project brief in conjunction with necessary suppliers.
Review and manage the development of needed technical solutions with the work team to ensure SSP expectations are achieved.
Maintain cost tracking & issue all project summary reports to senior-level management.
Chair all site and progress-related meetings.
Skills & Other Requirements
Bachelor’s Degree in Construction Management, Engineering, Architecture or related field.
Minimum of 15 years in construction and project management, with a strong preference for experience in restaurant and retail facilities within secure facilities, such as commercial airports.
Must be comfortable managing simultaneous projects and at one or more airport locations.
Depending on projects, must be flexible to work long hours and weekends, including holidays. Regular attendance is required.
Ability to operate and execute effectively in a fast-paced environment.
Effective at managing and resolving conflict with peers, clients, contractors. Must be able to successfully work and manage high pressure situations.
Ability to pass and maintain security pass clearings and other job related background checks.
