Job Title

Chief Maintenance Engineer

Job Description Summary

Reporting to the Account Director, the Chief Engineer will be handle the administration and management of daily operations, and will be a key customer contact of the property. They are responsible for maintenance and repair activities and the supervision of onsite maintenance technicians. Monitors operation and maintains refrigeration, water cooling and air conditioning equipment; boilers, heating, ventilating and hot water equipment; pumps, valves, piping and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required. Oversees repair and P.M. of HVAC systems; determines frequency of repair and/or P.M. for HVAC systems. Supports client Facility Manager meeting all client deliverables, including tactical and strategic initiatives. They will provide support on maintaining a “Best in Class” Preventative Maintenance and engineering program aimed towards continuous improvement.

  • Ensure compliance with all financial, operational and safety standards and policies as applicable.

  • Ensure client satisfaction with delivery of facility services and actively strive to increase customer satisfaction.
Specific Role Responsibilities

Client Relations
  • Assist the client with tactical and strategic planning initiatives. Provide creative solutions that will enhance the environment for the client, while increasing operating efficiencies.
  • Maintain positive client relationships. Participate in meetings with client and key stakeholders on a regular basis to assess needs and provide resolution to issues in an expeditious and professional manner.
  • Assist with tactical and strategic space planning management for a rapidly growing organization.
Management and Supervision
  • Provide daily leadership and administration of the C&W Services staff of the property with the objectives of client satisfaction, safety and effectively operating machinery and building systems.
  • Responsible for sub-contractor management, including scheduling routine and special maintenance, oversee contracted service work at the property, understanding and developing proposals, bidding, and awarding subcontractor duties.
  • Foster a work environment that promotes energy conservation and continuous improvement aimed towards client satisfaction and building functions.
Technical
  • Develop engineering goals and objectives for the site. Develop and manage an effective site-specific preventative maintenance and work order program for the site.
  • Provides training and support aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.
  • Directs the performance of contracted maintenance work as needed. Specific tasks include but are not limited to: insuring the timely performance of maintenance contract work, overseeing the fulfillment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.
  • Manage the preventive maintenance programs and activities for the site
  • Manage the CMMS system for maintain asset registry, preventive maintenance and repair activity.
  • Protect and improve the value of the client’s asset and ensure that building machinery and systems meet or exceed their expected life.
  • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings as well as documentation mandated for the purpose of maintaining regulatory compliance with all jurisdictional laws (Federal, Provincial, City and TSSA)
  • Maintain Facility Management files and procedure manuals. Provide value add and best practices.
  • Assist client Facility Manager to coordinate, manage and maintain emergency programs including Emergency Response Plans.
  • Assist in the Occupation Health & Safety (OH&S) program for site(s). Assures compliance with Safety & Environmental Health requirements.
  • Perform quality-control function by conducting on-site inspections of building conditions and ensuring proper completion of requested work orders.
  • Participates in facilities remodeling, new construction, and other planning activities of other departments. Manages and monitors construction and repair projects.
  • Insures the availability of an adequate inventory of tools and other supplies to operate the building. Specific duties include but are not limited to: preparing and submitting purchase orders requests, developing sources for stock materials and performing periodic checks of inventory levels and equipment conditions.
Qualifications

Note: Only candidates who are eligible to work in Canada will be considered for this role.
  • College degree in engineering field a plus, but not required. Minimum High School diploma or GED equivalent.
  • Electrical or HVAC license a plus.
  • Must be willing to continue training in their skill set to maintain knowledge in the latest equipment and technologies in their assigned duties.
  • 10+ years of experience in facility/plant engineering and maintenance supervision.
  • 5+ years of experience in mission critical infrastructure (Generators, UPS, data centers, labs and manufacturing environment)
  • Managerial or supervisor experience required.
  • Must be willing to be on-call as per the guidelines required for the account and role.

  • The preferred candidate will need to be a “people person” with strong customer service skills as the role involves working with people from all levels throughout the organization.
  • Demonstrate the ability to understand the engineering design and operation aspects of Base Building and client fit out systems and be able to immediately recognize system performance deficiencies and respond to operational and emergency situations.
  • Excellent managerial, verbal and written communication skills as essential.
  • Ability to multi-task and effectively organize responsibilities to achieve account goals and objectives.
  • Must be proficient in Microsoft Office (email, word, excel)
  • Must have experience in CMMS system
