Job Description

EXP Services, Inc. Is currently seeking a Building Science Technologist, focused Building Condition Assessment-Reserve Fund Studies to join its Building Engineering Services Group in our Brampton, ON office. The successful candidate will be responsible for all aspects of project management as it relates to Building Science work, including but not limited to the responsibilities listed below.

Your Responsibilities
  • Business Development and Procuring work for Building Science group,
  • Assist in preparing proposals at portfolio level Building Condition Assessments (BCA)
  • Conduct site reviews and inspections of Architectural, Mechanical, Electrical, and Life Safety Systems,
  • Perform Building condition assessments (BCA), Reserve Fund Studies (RFS), performance audit, asset, and property review/assessment, preparing Report with comprehensive descriptions of critical Architectural, Structural, Mechanical, and Electrical (ASME) components and systems, including exterior and interior equipment’s and systems (i.e., Roofing, Building Exteriors, Windows/Doors/Skylights, Interior Finishes, HVAC, Plumbing, Electrical Switch Gear, Electrical Panels,…)
  • Coordinate various building repair(s) with Building Science Façade and Structural Rehabilitation Groups,
  • Quantify building components and ability to create a Capital Cost Estimate and Budget for all ASME building components.
  • Develop funding plans and cash flow projections for BCA and RFS to be submitted to Property Owners/Managers, Condominium Corporations, and EXP clients
  • Conduct intermediate reviews.
  • Develop scope of work for Rehabilitation Projects.
  • Manage/deliver Rehabilitation projects on time, on budget, and within the approved scope,
  • Expand reporting beyond common inventory elements into individually owned assets that may affect value,
  • Suggest accessibility improvements to amenities and assets, providing a guide for good property management,
  • Propose alternative solutions to clients upgrade instead of replacing existing components so properties operate more efficiently,
  • Explore and recommend alternative funding arrangements and investments, including iterative funding options analysis.
  • Provide technical guidance to junior staff and clients,
  • Provide training to new employees, and
  • Excellent ability to write technical reports, review of reports completed by junior staff members
The Skills And Knowledge You Bring
  • College Bachelor level degree in architectural technology, construction management, mechanical or electrical engineering preferred.
  • The Building Science Certificate is an asset
  • Trade school diploma and prior related experiences in the field of BCA, RFS and PA (prior to and in addition to direct building condition assessment and reserve study experience).
  • Minimum of 5 years prior related experience (prior to and in addition to direct building condition assessment and reserve study experience) in a field servicing institutional, commercial, industrial and residential sectors including Banks, Condominium Corporations, Community housing services, public or privately owned buildings, Apartments.
  • Experienced in coordinating mechanical and electrical building component repairs.
  • Valid driver’s license and access to a vehicle is required for site visits.
  • Ability to deal tactfully and effectively with clients and co-workers.
  • Ability to work effectively in a high demand and fast paced environment.
  • Proactive approach with a focus on leadership
  • An excellent team builder with the ability to motivate people.
  • Leadership skills are an asset.
  • Strong communication skills, organizational and time management skills as well as attention to detail.
