The Role

The Building Operator, reporting to the Operations Supervisor, will be responsible for providing maintenance and operations services for an assigned portfolio of retail properties located in the Greater Vancouver Area. In this role, you will ensure that assigned properties are maintained safely and to the highest level of operational efficiency. This will require regular travel throughout the area; A valid driver’s license and a reliable service vehicle (van or pickup truck) will be required.

What You Will Be Doing
  • Respond and service tenant requests and work orders as required.
  • Perform maintenance activities to meet our tenants’ requirements. This will include preventative and corrective maintenance activities, as well carrying out general and minor maintenance.
  • Conduct site inspections to assist with keeping the properties’ general condition, appearance and safety, remedying any deficiencies and documenting these inspections where directed.
  • Ensure Fire Safety Equipment are in compliant with the Fire Code, and fire safety procedures are followed annually.
  • Monitor and program building lighting, security features, automation systems, and fire alarm systems.
  • Liaise with and monitor sub-contractors to ensure compliance with buildings rules and regulations.
  • Ensure Property Condition Assessments are kept up to date.
  • Assist in the annual budgeting process for assigned properties while ensuring budget compliance throughout the year.
  • Support current and the proactive planning of capital projects.
  • Ensure compliance with corporate and legislated policies, procedures, practices, and guidelines related to environmental, health and safety, and fire protection.
  • Participate in and support BOMA and ICIS submission and awards.
  • Must be available to work on-call/standby and emergency call-out to provide sufficient building coverage.
  • Other duties as assigned.
What You Bring
  • Preference will be given to candidates with experience in retail or commercial building operations.
  • Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
  • Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
Specific Skills You’ll Need To Be Successful
  • Proficiency with Microsoft Office and willingness to learn new systems (we use Building Engines).
  • Adept at working independently while being a strong team player.
  • Service oriented with the ability to problem solve and offer solutions.
  • Excellent written and verbal communication skills to effectively communicate with tenants, external contractors, internal teams and other stakeholders.
  • Excellent attention to detail and time management skills to coordinate multiple, competing priorities and deadlines.
