R/E Analyst

Title: Real Estate Analyst

Reports To: Regional Controller

Position Summary: Prepares and maintains accounting records which includes monthly accounting entries and financial statement review, balance sheet reconciliations and P&L analysis.

Provide end to end accounting, financial statements, budgeting and analysis support to Operational Managers as well as financial support to Head Office.

Responsibilities:

Financial Due Diligence

• Prepare monthly financial statements and variance analysis for a group of properties
• Responsible for end to end accounting for selected buildings (business unit) which includes:
  • Preparation of monthly journal entries
  • Preparation of monthly account analysis including asset, liability and P&L accounts
  • Monthly review of Accounts Receivable, Last Month Rent and Last Month Rent interest sub ledgers
  • Ensure compliance of petty cash policy
• Preparation, review and coordination of annual budget in conjunction with OM, Sr Real Estate Analyst and Regional Controller
• Maintain proper quarterly and year end accounting working paper files
• Recommend changes to procedures and policies, as required

Revenue/Treasury

• Monthly review and analysis of key operating reports
• Reconcile Security Deposit and coordinate with Treasury Manager on their investment

Other

• Provide financial guidance to Regional Procurement Specialist, Revenue Specialist, Operations Mangers, AVP/MD, Operations
• Advise system issues & make recommendations for enhancements
• Work with Head Office on acquisition setups and system integration testing
• Handle queries from Operations staff & auditors
• Annual rent rebate computation, related system update and letters to residents
• Other projects or financial responsibilities as assigned by Controller and SRAM

• CPA designation or final stages
• 3-5 years minimum relevant industry experience with full cycle accounting experience
• Well organized, responsible, deadline oriented, flexible and able to multi-task
• Ability to work in a cross functional environment
• Excellent communication skills, written and verbal
• Proficiency in excel is a requirement
