Position Description


CONSTRUCTION MAINTENANCE PROJECT MANAGER


Who is a Construction Maintenance Project Manager?


The Construction Maintenance Project Manager is responsible for work orders that are beyond the capacity (either time or experience) of a club technician, or work that needs to be handled by a third-party vendor. This individual also takes on special projects and installations like signage replacement, noise suppression, specialized HVAC replacements, laundry projects and various other special construction related projects. There is generally a high volume of projects that are being managed in this role. Priorities are always being adjusted and effective communication is required. This role also makes decisions on work requests from Club Services for CAPEX related matters by assessing the needs relative to the cost for the ideal solution. The Construction Maintenance Project Manager communicates the decision by updating the work order and if approved, executes the work required. There is usually material that needs to be custom ordered, a detail provided or a specialized third-party deployed. More complex issues and requests are escalated to the Senior Construction Project Manager or third-party consultants to assist.


What will you be doing?


  • Establish the budget, schedule and scope of work for each project and required phasing of work with the specified vendor/supplier
  • Secure the permits, approvals and entitlements (as applicable) for the construction of each project
  • Oversee the communications and performance and payment approvals
  • When necessary, work with the legal department on claim and insurance requirements for each project
  • Manage the performance of all design professionals and general contractors engaged on each project
  • Document and maintain the database of design and construction standards
  • Coordinate the purchasing, shipping and installation of all FFE and OSM (Owner Supplied Materials)
  • Manage existing building related issues with the property manager
  • Prepare and evaluate RFP’s, negotiations, preparation and execution of contracts
  • Assist with review of design documentation, procurement and tender responses for all technical system scopes of work
  • Attend construction site meetings as required
  • Follow up with suppliers and consultants as needed, to ensure that deliverables are met on time
  • Work with club services to communicate and manage the status or work orders and requests
  • Work with Regional Supervisors (Club Services) to evaluate the scope, need and solutions available for issues
  • Evaluate request and decide on direction or next steps with consideration of company strategy and overall CAPEX impact


Do you have what it takes?


  • University or College degree in related field.
  • Exemplary written and verbal communication skills.
  • Excellent time management, planning and organizational skills.
  • Ability to work independently with a demonstrated ability to prioritize tasks based on relative importance and urgency.
  • Ability to develop and maintain effective relationships with key stakeholders.
  • Previous experience in construction projects.
  • Previous experience in administration.
  • Previous leadership in contract management and negotiations with contractors
