Duties:

The Building Maintenance Worker Specialist (Plumber) will work as part of the Facilities Services Department in operations and maintenance of University buildings, equipment, and grounds at Nanaimo and other Campuses as required.

Duties may include, but are not limited to:

  • Maintains and repairs plumbing and related systems such as water softener, sprinkler, sewer, domestic water, chilled/hot water, steam, reverse osmosis or distilled water, and hydronic heating
  • Maintains and repairs natural gas systems and equipment
  • Maintains and repairs other systems and equipment such as medical vacuum, food service, medical air, supply, process, and /or distribution equipment
  • Assembles/installs and/or replaces plumbing systems, equipment and related fixtures
  • Inspects new construction and renovation projects
  • Reads/interprets, updates blueprints and schematics
  • Participates in preventative maintenance programs
  • Maintains preventative maintenance logs, records and reports
  • Check, cleans sewer systems
  • Tests and checks cooling/heating system, back-flow valves, reverse osmosis and domestic water, medical gas systems
  • Lubricates and services equipment
  • Obtains prices and cost estimates
  • Orders Material and supplies
  • Liaises with consultants, contractors, suppliers and engineers
  • Disposes of biohazardous waste, as per departmental policies and procedures
  • Provides occasional guidance to the primary function of others, including training
  • Processes work orders, maintains documentation and records
  • Minor carpentry duties (e.g. tiles, baseboards)
  • Doors and Door Hardware: inspect, adjust or repair doors and door hardware and associated keying and access system duties
  • Exterior envelopes and roofs: inspect and repair building exteriors, roofs and drains or make recommendations for repair
  • Windows and skylights: inspect, adjust, and repairs windows and skylights
  • Move and/or repair office and classroom equipment
  • Install and evaluate seismic restraint devises
  • Safe use and operation of manual and power hand tools
  • Install and remove whiteboard, bulletin board, tack board; install shelving
  • Miscellaneous equipment inspections and repairs
  • Position may include frequent exposure to undesirable environmental conditions such as confined spaces, attic spaces and outdoor work in inclement weather
  • The position also requires the use of safety equipment when appropriate
  • Snow and ice removal duties, as required

Respond to emergencies and after-hours requests (part of emergency response team and snow/ice removal). This position is included in the Operational Needs group (CUPE Article 28.12).

Required Qualifications:

Certificate of Qualification as Journeyperson Plumber with Inter-Provincial Red Seal. Class B level gas fitter license. Minimum five years’ recent directly related experience in the building trades and maintenance of electrical, plumbing, mechanical and HVAC systems/equipment in an institutional setting. An equivalent combination of education and experience may be considered.

  • Knowledge of the safe use of scaffolding and ladders
  • Must be physically fit, as work requires the performance of duties resulting in physical fatigue caused by frequent moderate physical activity and intermittent periods of heavy physical activity.
  • Demonstrated ability in using computer systems, including email and word-processing software.
  • Excellent interpersonal relations for dealing with a diverse client base (employees and students).
  • Excellent communication and organizational skills
  • Ability to work independently
  • Ability to read and interpret building plans and specification
  • Must possess a valid Class 5 BC Driver’s License and have a confirmed satisfactory driving record.

Preferred Qualifications:

Valid certificate of competency as a cross connection control specialist by the American Water Works Association, British Columbia.
