Your Team

As Architectural Project Manager, you will report to the Manager, Product Development and will supervise the day to day operations related to production. This includes: coordination of construction drawings and permit packages, overseeing approvals of exterior colour selections, ensuring onsite quality assurance, and acting as the conduit of information between the housing/land development teams. You will be responsible for Architecture’s APS approvals, overseeing that sitings/streetscapes are completed on schedule, and ensuring that projects are on time and within budget.

Your KeyDeliverables

Team Leadership

  • Mentor, develop and provide daily direction and support to Architecture team members.
  • Answer technical questions and assist with problem solving.
  • Provide direction to consultants.
  • Assist and advise various internal departments.

Scheduling, and Project Management

  • Develop schedules related to all production (working drawing, sitings/streetscapes) related tasks.
  • Monitor and track work to ensure all production (working drawing, siting/streetscape) related tasks are completed within the schedule.
  • Obtain all land development documents relevant to the housing group.
  • Oversee all digital and hard copy directories are organized and up to date.
  • Data entry required in Newstar related to lot grading and streetscape plans.
  • Review and approve Newstar APS compliance with lot analysis and architectural control guidelines.

Financial

  • Assist in reviewing and negotiating project contract when hiring consultants as required.
  • Assist with development and monitoring of project budget.
  • Assist with approving invoices related to project budget.
  • Review of Extras to Contract for necessity and to ensure they fall within overall project budget.

Siting and Streetscape Development

  • Manage the development of the siting/lot analysis with external consultant.
  • Oversee all individual home grading plans (siting and streetscape) for final permit submission.
  • Ensure streetscapes comply with Architectural control guidelines (where applicable).
  • Responsible for coordination of all documents required for Model Homes and Sales Office permit applications.
  • Coordinate with Municipality on required stages for planning and permit submission for a Model home and/or Sales Office (ex: Minor variance, Site plan approval, Model home agreement, etc.).

Drawing Production

  • Review of preliminary working drawings to ensure builder standards are reflected accurately and to ensure that detailing is done cost effectively.
  • Review of preliminary floor and truss layouts to ensure accuracy to preliminary working drawings.
  • Review of final floor and truss layouts and member specifications for accuracy to ’pre-stamp’ working drawings.
  • Coordination of all working drawings and engineering with Architects and other consultants.
  • Maintain/update model type lists.
  • Manage the assembly of Model Certification packages including resolving deficiencies during permit/stock plan stage.
  • Manage development of final contract tendering package.
  • Manage any revisions per site changes.
  • Site inspections to assist resolve any construction issues related to approved drawings.

General Engineering, Managing Internal & External Relationships

  • Review and analyze reports relating to civil engineering documents, surveyor documents, utility plans, landscape documents, acoustic reports, geotechnical reports, environmental reports, traffic studies, subdivision agreements, draft plan conditions, condo agreements, zoning by-laws, etc. for information that may impact the housing group.
  • Develop summary of the various land reports highlighting key items impacting the housing group.
  • Site inspection of challenging grading may be required.
  • Liaise with Municipalities in regards to code, bylaw or application concerns/questions.
  • Maintain positive relationships with industry officials, trades, architectural consultants, developer partners and engineering consultant.
  • Keep current on code, bylaw and industry changes by attending but not limited to industry seminars, information sessions, courses, product demonstrations, engineering, etc.

Must Haves

  • College Diploma or technical certificate in a related technical discipline or equivalent experience
  • Minimum 5 years’ prior experience, including managerial experience.
  • Knowledge of new home construction & timelines
  • Ability to read and understand construction drawings and understand the building permit process
  • Ability to read and understand land related documentation, siting/streetscapes and how it impacts the housing development.
  • Strong relationship building, administrative and organizational skills
  • Knowledge of Tarion & new home warranty coverage
  • Knowledge of Microsoft Office
  • Knowledge of AutoCAD
